Our beautiful house is in an ideal location, only minutes away from the Orlando attractions, golf and shopping. It is less than 15 minutes to Disney, 5 minutes away from Champions gate golf course, and only 30 minutes to Orlando airport. Set in tranquil surroundings, The Reserves is a small gated community.
The house is styled and furnished by one of Florida’s top interior designers and enjoys exceptional views over a small lake and woodland preservation area. It is situated on a cul-de-sac, which has a small lake in the middle.
The property is available all year round. Activities/Attractions nearby include: Theme Parks, Golf, Shopping, Shopping centres, Restaurants, Live music, Movie Theatre, National & State Parks, Fishing, Museums, Splendid China, World of Orchids, Downtown Kissimmee.
On the east coast; Cape Canaveral, and the NASA Kennedy Space Centre, Cocoa Beach, Daytona Beach, Merritt Island National Wildlife Refuge. On the west coast; Tampa Bay, St. Petersburg, Clearwater, Busch Gardens, Sunshine Skyway, Ybor City, Corkscrew Swamp Sanctuary
The house is fully furnished throughout and decorated to a very high standard in wonderful bright colours. The property is fully air conditioned, and has the double benefit of ceiling fans.
It has an impressive spacious open plan living area, with a double storey vaulted ceiling. The living area includes two comfortable sofas, one of which is a queen sleeper sofa bed. There are side tables with lamps, a large coffee table, a television and DVD system.
The dining area has doors opening onto a patio which overlooks the conservation area.
The fully equipped kitchen has all the items you would find at home, including a coffee maker, blender, toaster, electric can opener, and dinnerware up to 10 place settings. Other appliances include a full size oven and hob, a microwave, dishwasher, and a fridge freezer, with ice maker. There is also telephone, local calls being free of charge.
In the laundry room you will find a washing machine, and a dryer, plus ironing board, and iron. Next to this room there is a cloaks cupboard and a separate cloakroom with wc and vanity unit.
The first master bedroom suite is located on the ground floor, and is accessible from the front porch, or via the house, which gives added privacy.
This suite features a Queen size bed, a double dresser with mirror, lamps and bedside tables. There is also a spacious walk in wardrobe. It also has a television, telephone and radio alarm clock. The en suite bathroom has full bath with shower, and a hairdryer is provided.
The second master bedroom suite is situated on the first floor, and has the added attraction of its own balcony, which overlooks the rear of the property with views over the lake, and conservation area.
This suite also contains a Queen size bed, a double dressing table with mirror, bedside tables, and lamps. It also has a television. Again there is an en suite bathroom which includes a bath with shower. A hairdryer is also provided. There is a large fully fitted walk in dressing area next to the en suite bathroom.

There is a shared swimming pool with cabana approximately 50 yards away, which can be seen from the house, convenient to keep an eye on the children!
Terms and Conditions
Deposit
At the time of making a booking, a deposit of 20% of the full cost of the rental is required. This is a non-refundable deposit. However, if a change of circumstances occurs, and the party is not able to travel on the dates given, as long as you inform us, by written confirmation, at least 8 weeks previous to the check in date, we will hold the deposit, and transfer it to another available suitable date.
Payment
Final payment is due 8 weeks prior to the check-in. We accept sterling cheques or cash as method of payment.
Security Deposit
A security deposit of £150.00 in the form of a sterling cheque is required with the final payment. This will be returned to you within 4 weeks, after you return home, if there are no damages to the property.
Cancellation Policy
If written notice is received more than 8 weeks prior to check in the 20% deposit can be transferred to another available suitable date. However, if less than 8 weeks, 50% of the final payment, without the deposit, will be refunded. If less than 7 days to check in no money will be refunded. No refund on early departures.
Check in/out
Check in time is 4.00pm, and check out time is 11.00am. A late check out charge of $75.00 after 11.00am will apply, after 4.00pm one nights stay will be charged. Late check out is subject to availability.
Access to Property
We will provide a Lock Box Code prior to check in. Driving directions will also be provided, prior to departure. On arrival at the property you will find a folder containing a contact telephone number and address for our management company, plus other general information regarding the property, and places of interest, restaurants etc.
Safety
The number of people occupying the property must not exceed the maximum occupancy level of the house. Our management company reserves the right to terminate occupancy without notice or refund in the case of breach of this condition. No tampering with alarms. An adult must supervise children in the pool area at all times.

Christmas, New Year and Easter £450.00
Conditions of booking
At least one adult age 25 or over must be listed on the booking form and occupy the property. We will not accept bookings from persons under the age of 25. Once a booking has been made, the guest agrees to abide by the house, community and local legislation rules. These can be found in the information folder upon arrival to the property. The guest agrees to hold harmless ourselves, our management company, and, or any associates, affiliates or partners from suit or claims of any kind, in reference to any and all liabilities due to injuries to occupants, family members, or guests occurring on or about the premises. And from any disruption to their vacation through “acts-of-god”, force majeure, i.e. civil disturbance, strikes, industrial action, closure of airport, weather conditions, or similar events beyond control, failure of public supplies such as water, electric, air conditioning, nor for the consequences of the action or omission of persons who may control supply of the main services, nor any action taken in the vicinity of the property by any authority over which there is no control. We strongly recommend that all guests purchase travel insurance also covering personal belongings.
